I recommend doing whatever you can to NOT rent from Larry Breeze. I rented from him for 5 months and it was so seedy. The deposit was ridiculous, and despite actually making improvements to HIS property while I lived there, we still didn't get our deposit back. The bathroom door was actually held shut with medical tape that had been painted over, the fridge had no shelves or drawers, so I went to Lowe's and cut pieces of glass and steel down to make my own.
Our heat stopped working in October/November and because he's the only person in town that uses window units so old, they don't make replacement parts for them and he wasn't obligated to replace the heating units after they burned out, so we bought a circular enclosed space heater for our bedroom.
3 of 4 burners on the stove didn't work, we had to take a metal file and saw the rust off the conductor to get the electricity to run through the coils. We deep cleaned the stove, and the bathroom and toilet was disgusting when we moved in.
He doesn't clean his apartments before he rents them out, the deposits are too high and he falsifies claims to keep you from getting your deposit back, so in essence he's just taking money.
Avoid at all costs, I really can't stress that enough.
